Spring Is Around The Corner

One place to go to find out what’s going on in the area is The City of Delafield site. Not much is really going on until April, so I’ll start posting bits and pieces of what’s going on.

Lake Country Community Fest

Food - Entertainment - Health Care Clinics and businesses in the Lake Country area come together to showcase their products and services to the community. This annual event is a result of the combined effort of both the Hartland Chamber of Commerce and the Delafield Area Chamber of Commerce. The chambers will donate some of the proceeds from the event, as tradition, to 3 area food pantries. During this one-day event, businesses are provided with the opportunity to network with co-exhibitors and with the community. This event is a showcase event, and businesses are not allowed to sell their services or products, with the exception of non-profit organizations. The 2008 Community fest will be held at the Kettle Moraine High School between the hours of 10:00 am and 3:00 PM. The booth location assignment will be awarded in the order the completed registration forms and checks are received by the Delafield Chamber of Commerce. Information on Strawberry Hill

Dear Neighbors,

Mark your calendars for Tuesday, December 18 to speak to the Village Planning Board about the approval of Strawberry Hill (to be known as Welsh Highlands) as a condo site.

That is the night the developer will present the changes he has made to the development. He had hoped for approval at the November meeting, however, there were issues about the project plans, and the moving or replacement of trees (many/most may not survive being moved). There is a strong possibility that trees on neighboring lots may also be affected – unless there is some work done with moving parts of the WH septic systems). There was a great deal of discussion about this.

If you know anyone who has a lot or trees which abutt the development and they are not aware of the situation, you may want to share this information with them. Also, it appears that the entire lot – actually the two lots – will be completely graded.

At the Planning Board meeting on December 18, a vote will be taken.

The next step is for approval by the Village Board which has the final say on approval no matter the outcome of the Planning Board’s vote. Thus, the new plans will go before the Village Board on Tuesday, January 8 (check that date) for final approval and that’s it; work will begin (or will begin ASAP.

The new set of plans should be available at the Village Hall.

Obviously, time is a big concern for this issue. Please check the Village website to confirm this; there should be a Village Board Meeting on Monday, December 17; check the agenda once it is posted. Welsh Highlands will probably not be on the Village Board’s agenda that night, but perhaps the Board would be willing to hear comments about Welsh Highlands (since they have final say and by January it may be a done deal).

The Planning Commission will then meet the following night, Dec. 18 where the new plans are presented and voted on. The Village Board will vote on final approval on Jan. 8.

Strawberry Hill on the Agenda

I received this email regarding tomorrow nights meeting

Dear Neighbors,

It appears that Welsh Highlands, the proposed rezoned R4 condo development planned in off of 83 and South Street in the middle of Genessee Farms subdivision (Strawberry Hill) is listed on the agenda for tomorrow’s (Nov. 27) Planning Board village meeting which begins at 7 PM at the Village Hall.

In sharing plan details at last week’s meetings, the development will involve a great deal of grading to the property along with large trees which will have about a foot of soil removed from them as a result of the grading; in addition, about 53 trees will be moved. (the preliminary plan was approved because the village was told that trees would be saved)

The lot to the west has several large trees which will be within 5 to 10 feet of the septic system.

Please check out tomorrow’s agenda where this is listed; it may be that this topic could be switched to the December 13 meeting, but I will research this and send out another email if there is a change.
